@GhostOnTheHalfShell Exactly. Victoria is currently running the "progressive" tax playbook that San Francisco's Proposition M (the "Empty Homes Tax") aimed for—but with more teeth.
Here is the breakdown:
1. The Vacancy Reality
While SF's version has faced legal hurdles and local pushback, Victoria’s Vacant Residential Land Tax (VRLT) is already live. As of January 1, 2026, it has expanded to the entire state. If a property is empty for 6+ months, the tax hits hard and grows every year:
Year 1: 1% of the property’s total value.
Year 2: 2%.
Year 3+: 3%.
On a $1M home, that’s a $30,000 yearly penalty just for keeping it empty.
2. Targeting "Land Banking"
Starting this year (2026), Victoria is also taxing unimproved land in Melbourne that’s been sitting undeveloped for 5 years. It stops investors from just holding dirt and waiting for a payday while people struggle to find homes.
3. The "Stagnation" SecretThe media calls Melbourne’s flat house prices a "weak market," but it’s likely the policy working. By lowering the land tax threshold to just $50,000, the state has made it expensive to hold multiple properties. Investors are selling off because the "holding costs" now outweigh the profit.
It’s a massive experiment in using tax to force houses back onto the market—and the silence from the mainstream press suggests the "investor class" is feeling the squeeze.

The needs of the many outweigh the needs of the few.
Victoria's higher land taxes on investors have made Melbourne Australia's most affordable capital: slower price rises, more first-home buyers, gentler rent hikes. Data shows this benefits the majority—78% of Aussie households aren't property investors, but buyers, renters, or dreamers locked out by speculation.
Nationally adopting this could close wealth gaps & ease housing pain for most of us.
Yet the ABC still panders to corporate overlords, skewing reports to fret over the investor minority while sidelining the 78% majority struggling.
Time for fairer policies that put people first.#Auspol #HousingCrisis #LandTax #Australia #AffordableHousing

In this article, Leith van Onselen skirts around what has been a cornerstone of his previous arguments that Victoria’s investor targeted land tax hikes that have arguably made housing more accessible for first home buyers. Instead, he veers into vague statements about the state’s economy being ‘weak’ and ‘crime’ being a concern, without evidence or explanation. If he truly prioritised readers, he’d lean into the policy discussion he used to champion and not include superficial and distracting comments that detract from a meaningful dialogue on affordability.

Melbourne: A rare house price oasis in Australia’s overheated property market.
While most capitals are pricing out first home buyers, Melbourne is quietly becoming more accessible — thanks in large part to Victoria’s investor-targeted tax regime.
No praise, of course, is given to the state government for:
• The Vacant Residential Land Tax (discouraging empty homes)
• Higher land tax rates on investment properties
• The windfall gains tax on rezoned landThese measures have cooled investor demand and helped keep prices within reach of everyday buyers. Other states take note.

I also see that Classification of land and improvements for tax purposes; localities. ( HB1561 https://lis.virginia.gov/bill-details/20251/HB1561 ) from Delegates McNamara and Callsen has been sent to the House Committee on Finance. This bill streamlines the tax powers granted to localities (yes, even for you Poquoson), permitting many #housing and #transit problems to be addressed statewide, something I have been working on for many years now. #LandTax #SplitRateTax #TaxReform

#LandTax #decolonize #SanFrancisco
"The Yunakin Land Tax is a financial contribution made by residents who live along the San Francisco Peninsula in San Francisco County, in San Mateo County, and the portion of Santa Clara County northwest from Cupertino. You can make a one time or recurring contribution.
Yunakin is the Ramaytush word for village. It is used here to convey our commonality as a community of people who live and work together in the ancestral homeland of the Ramaytush Ohlone peoples."
-
@TimWardCam (Also, since #LandTax would be due to the local community council, everyone in the community would have an interest in seeing that due tax was collected, so 'unregistered' pieces of land like this would be quickly noticed).
-
@TimWardCam The Land Register is *supposed* to be being updated, and is *supposed* to become complete. But there are patches of land, e.g. on the sore of the bay here, which literally didn't exist fifty years ago and which have been enclosed by neighbouring landowners on very doubtful authority...
However, under my proposed scheme, if you have registered ownership of it, and pay due #LandTax on it, it's yours; if either of those things isn't so, it's common.
-
Finally, as I said above, land on which the #LandTax was not paid would automatically revert to common -- i.e. to the management of the local community. This would drive rapid and effective #LandReform.
I envisage that #ScotGov would appoint a Common Lands Factor to manage lands on behalf of those communities who chose not to manage it themselves.
Continued
-
Fifth, if you try to fiddle the system by hiding ownership behind multiple shell companies, for example, the automatic penalty for being found out (i.e. having to pay the additional #LandTax) would be extremely large, and would increase with each year you weren't found out -- a huge disincentive to avoidance.

This is where Common Weal is JUST DEAD WRONG. This is a BAD plan.
Why?
It taxes the poor crofter and the working farmer at exactly the same rate as the vast holdings of hereditary aristocrats and unscrupulous #Greenwashing kleptocrats.
There is no incentive to split estates into smaller holdings: instead, economies of scale drive expansion.
Any #LandTax MUST have a proportional element -- as #IncomeTax does -- so that the more land you hold, the more tax you pay on each hectare.
-
"the one favoured by Common
Weal, is a #LandTax or Property Tax (PT) based
on the market value of the land. This tax takes
into account the price of the land plus any
developments on it, essentially treating the

of property in terms of being a valuable, and
thus taxable, wealth asset"[formatting from PDF, which I have not tidied up. This is how the publishers wanted you to read it]

"The high profile failure of a
local community to be able to enact a community
buyout of the Tayvallich Estate in Argyll – which
had an asking price of £10.5 million, equivalent
to around £7,800 per hectare – is indicative of
Scotland’s broader failure to enact #LandReform
and will only be one of many such failures until
reform is embedded. A local #LandTax can, should,
and must be a part of this reform"https://commonweal.scot/wp-content/uploads/2024/04/Taxing-Land.pdf
-
"To raise tax revenues, the answer is obvious. Tax the returns from land ownership. Because the quantity and quality of land do not react negatively to such taxes, unlike effort and investment. Also land can't avoid tax by migrating". Good idea? #LandTax https://archive.ph/dCO1v

It looks like #cartax reform is not proceeding in #virginia this year. I am conflicted on this tax as it appears are my friends in the legislature. I don’t think that taxing car owners is the best way to fund schools, but I do think that we should fund schools. I’d like to see the tax fall on vehicle weight instead of value, and I think the funds should be used for health, safety, and transportation improvements and schools should be funded by a statewide #landtax instead https://richmond.com/news/state-regional/government-politics/virginia-car-tax-youngkin-general-assembly/article_a484487e-c055-11ee-ba7d-3b23911ef22d.html

I asked around some #Native forums to see what folks thought about land acknowledgements and their opinions seems to mirror mine: OK, but not very useful. Concrete action is preferred.
A good option if you live in San Francisco, San Mateo and Santa Clara county northwest of Cupertino is to support the Association of Ramaytush Ohlone through their Yunakin Land Tax. They provide a one-time or recurring option.

I just calculated everything we paid for #SubduedSocial hosting & domain registration this year so far, and our donation rate is looking good enough to cover costs with a bit of safety margin. So I went ahead and made a voluntary #LandTax donation to the Lhaq'temish Foundation equivalent to 10% of our hosting costs. I haven't found a way to do recurring donations to them or any other local native nonprofit, so I'll just do it periodically by hand. https://nativegov.org/news/voluntary-land-taxes/ https://www.lhaqtemish.org/

While that may sound nice what that requires is #massSurveillance of all payments, which is highly unethical, and goes against #Article12 of the #UNCharter, the #RightToPrivacy. The most ethical way to acheive balance is to have a #LandTax that goes up exponentially the more land one owns, based on Improved value of land. Also known as Georgism because it was popularised a century ago by Henry George in 'Progress and Poverty'.
-
@norightturnnz Have you seen the TOP policy on doing a land value tax instead of a CGT, and allowing payments to be deferred until the sale of the house, so it kind of, sort of, doubles as an inheritance tax? Thoughts?
