La Encuesta Nacional de Ingreso y Gasto de los Hogares (ENIGH), “evidencia que la adquisición de una vivienda es inalcanzable para 80 por ciento de las familias con las percepciones más bajas”.

En México, según datos oficiales, cuatro de cada 10 familias no habitan una vivienda propia, y los hogares de menores recursos destinan aproximadamente un tercio de sus ingresos regulares al pago de renta, lo que reduce sus posibilidades para cubrir otras necesidades, como salud, educación, vestido, transporte y alimentación. La Encuesta Nacional de Ingreso y Gasto de los Hogares (ENIGH), “evidencia que la adquisición de una vivienda es inalcanzable para 80 por ciento de las familias con las percepciones más bajas”.

El gobierno federal tiene registrado un déficit habitacional en México de más de 9 millones de viviendas, aunque, “En 2021, Hábitat para la Humanidad, centro de estudios de la Organización de las Naciones Unidas (ONU), informó que en México 14 millones de familias carecían de los medios económicos necesarios para comprar o construir una casa debido a que los ingresos de 60.6 millones de connacionales eran inferiores a la línea de bienestar” (El Universal 19 de febrero de 2026). Además, “una cuarta parte de la población total del país [32.5 millones de mexicanos] enfrenta algún tipo de riesgo en su habitabilidad, como deslave, o hacinamiento”.

Y dentro de la población mexicana que mayores dificultades enfrenta para adquirir una vivienda, están los jóvenes; pues, además del alto costo de la vivienda, tienen que enfrentar la precariedad laboral, bajos ingresos, incertidumbre laboral (el riesgo constante de perder el empleo) y, que la inmensa mayoría no pueden acceder a créditos hipotecarios, pues no tienen ingresos suficientes o propiedad que respalden un crédito.  

La Encuesta Nacional sobre Salud Financiera (ENSAFI) 2023 señala que, “de un total de 23.1 millones de personas de entre 18 y 29 años, 7.2 millones de jóvenes tienen como principal meta financiera comprar o terminar de pagar su casa”. Pero las dificultades que enfrentan lo hacen casi imposible para el 75.5 % de ellos: “… Falta de ahorro (41.2%). Falta de oportunidades laborales o un salario insuficiente (34.3%)”.

Superar la barrera del precio se vuelve cada vez más imposible: “[…]actualmente los precios de la vivienda crecen 2.6 veces más que los salarios… De acuerdo con la Sociedad Hipotecaria Federal (SHF), entre enero y marzo del 2026, el precio promedio nacional de la vivienda adquirida con crédito hipotecario fue de 2 millones 24,337 pesos. …Mientras tanto en México los jóvenes de 20 a 29 años perciben un ingreso promedio trimestral de 27,426 pesos. (El Economista, 10 de agosto 2026). Es decir, el salario no llega ni a los 10 mil pesos mensuales y para adquirir una vivienda a crédito se necesitan ingresos superiores a 32 mil 140 pesos mensuales. Así que, los jóvenes en nuestro país realmente enfrentan una severa crisis de acceso a la vivienda, debido a la gran diferencia entre sus salarios y los altos precios del mercado inmobiliario.

A las nuevas generaciones se les está complicando mucho más poder adquirir una vivienda, “están muy rezagadas y se ven obligadas a quedarse en casa de sus padres, lo que tiene un impacto en la dinámica de la sociedad”; impacta en el hacinamiento, en el crecimiento poblacional (actualmente hay menos natalidad) y en la salud mental y física de toda la familia. Obviamente, los retos que enfrentan los jóvenes para ejercer su derecho a una vivienda digna, derivan, como las demás dificultades, de las desigualdades estructurales del modo de producción capitalista, donde todo, absolutamente todo, es mercancía y se vende al mejor postor. Asimismo, a que el derecho a la vivienda, prácticamente en todas las entidades del país, ha sido convertido en letra muerta; los gobiernos no contemplan en sus presupuestos la adquisición de tierra, construcción y mejoramiento de vivienda popular. Ciertamente, el programa de la presidenta de la República contempla la construcción de un millón de viviendas durante su sexenio, pero dicha cantidad está muy lejos de abatir el déficit, además de que se trata de pequeños departamentos que los beneficiarios deberán pagar en 25 o 30 años, toda una vida.       

Así que, la lucha por la vivienda en todo el país es prioritaria si queremos tener, o al menos contribuir, a eliminar uno de los factores de enfermedad, inestabilidad emocional y violencia familiar, para tener así una población más productiva y menos estresada.
