  2. SWANSEA: Plans to convert iconic Sandfields restaurant into 12-bedroom HMO complex submitted to council

    Plans have been submitted to convert one of Sandfields’ best-known buildings – the late-Victorian Pantygwydr – into two Houses in Multiple Occupation totalling 12 bedrooms.

    The pre-application planning notice has been lodged with Swansea Council, proposing the conversion of the historic corner property at the junction of Oxford Street and Richardson Street.

    Under the proposals, the ground floor restaurant would become a 5-bedroom HMO, while the upper floors – currently used as four-bedroom owner’s accommodation – would be converted into a separate 7-bedroom HMO.

    That would create 12 bedrooms in total across two HMOs at the building.

    The building is currently home to the Pantygwydr restaurant, an independent French restaurant that has traded at the site since 2008 – nearly two decades.

    It is currently still trading and taking bookings for 2026.

    But the freehold of the property has now been listed for sale at £325,000 by Astleys Chartered Surveyors and is currently marked as Sold Subject to Contract.

    The planning statement submitted to the council notes that the property has been marketed for several years without any demand for the existing restaurant use.

    The Pantygwydr is a substantial late-Victorian building measuring 4,646 sq ft over three floors plus a basement.

    Originally operated as the Pantygwydr Hotel, the building features classic Victorian architecture, strong corner frontage and period interior details including wood panelling and decorative cornices.

    The basement is currently used as a beer cellar – a reminder of the building’s former life as a hotel and bar.

    Under the proposals, no external alterations would be made to the property. A shared bike and refuse store would be created at ground floor level in the existing courtyard.

    The application is significant in the context of HMO concentration in the Sandfields area – which has long been a focus of debate over the impact of high HMO numbers on community character and housing supply.

    The site sits just outside Swansea Council’s HMO Management Area, where stricter rules apply. Outside that zone, planning policy permits HMO conversions provided they would not result in more than 10% of properties within a 50-metre radius being HMOs.

    The applicant’s planning agents have calculated that there are currently three HMOs within 50 metres of the site, out of 59 properties in total. Approval of the application would create five HMOs in that radius – 8.47% of the local property stock, just below the 10% threshold.

    The statement also argues that the property would generate significantly less parking demand as HMOs than as a restaurant – with the existing use estimated to require around 16 parking spaces, compared to seven for the proposed HMO use.

    The application is currently at the pre-application stage, with reference number 2026/0329/PRE on the council’s planning portal. A formal planning application is yet to be submitted.

    If submitted and approved, the conversion would mark the end of nearly 20 years of independent restaurant trade at the site – and the loss of one of Sandfields’ most distinctive hospitality venues.

    The Pantygwydr restaurant remains open for bookings as planning discussions continue.

    Well, today was interesting. See the attached chart. Guess where I am on the chart. Hint: The answer and the story suggest that Everett-Wheeler worlds might be real.

    I spent Tuesday afternoon, March 31, 2026, traveling to get the results from a recent overnight sleep test. There was one surprise.

    I have sleep apnea. A lot of people do. Perhaps you or a family member are one of them.

    The condition ranges from minor to fatal. This is what Princess Leia died of, though it's not as direct as that. The condition places stress on the cardiovascular system. That can be enough to finish you by itself. Or other conditions can step in. If that happens, that's all she wrote.

    I have an "interruptions per hour" number that is classified as "severe". This means that I'll need to get a #CPAP machine again. The number isn't a surprise. I've had a sleep study and a CPAP before [in the 2010s].

    But my night-time oxygen saturation level is so low that I've probably already died. Here's the thing: I've most likely been at the level discussed further down for 5 years. I'm not sure that that is possible.

    So, I might be living in an Everett branch. People who have read about the Copenhagen Interpretation, Schrödinger's Cat, and Everett-Wheeler are familiar with the concept.

    My number "indicates severe hypoxemia". This leads to "rapid and catastrophic declines in tissue oxygenation. One result is organ damage. The heart tries to compensate for hypoxemia by increasing cardiac output, leading to tachycardia, arrhythmias, and, in chronic cases, pulmonary hypertension and right-sided heart failure."

    My case is chronic. This suggests that I'm already pushing up daisies. So, that's great.

    I'm supposed to get oxygen "immediately". It's classified as an emergency. But I don't think that I'm supposed to go to the E.R. This leaves the question of where I should go to get the oxygen. I see that Walmart sells portable oxygen concentrators, but I'm not sure that that's the same thing.

    My specialist's office said that they didn't "vend" and that they didn't know where to go to get the oxygen.

    Note: To be clear, the key people at the office were patient and as helpful as possible. I have no complaint about that.

    My #HMO, presently one of the Blue Shield plans, should know. But I've been trying to reach my "clinical care coordinator" at the HMO for a full month as of this week.

    Note: The care coordinator is the person that you're supposed to speak with for issues that will require more than one phone call.

    I know that my care coordinator, Edgar, is receiving my voicemails. However, he's only tried to call me back once.

    A few hours ago, I spoke with a nice HMO Member Services person, Claudia. She said that she'd try to get a "care navigator", the level below care coordinator, to phone me tomorrow [April 01, 2026].

    The care navigator might try to help. It'll be April Fools Day. I'm not sure if that's a positive sign or not.

    After the HMO call, I fell asleep for two hours. Two-hour naps are common for me. Now, here I am, ready to fedi. I'll fedi on my dedi until sleep again is ready.

    I have a few people in IRC tonight as well as the fedi dedi. A jug of water. Hydration is good. There's an apple a few yards away. I'm set for a couple of hours. I appreciate the basics these days.

    ...major fail in scheduling w/ gastro. Can only do via phone, not online, hold times are utterly ridiculous and when I left a message to get a call back, never did.

    I have a pinched nerve in my neck causing me intense pain.

    I miraculously was able (I thought) to make an appointment last week for tomorrow thru my #MedicareAdvantage #HMO with a new doctor.

    They just called me.

    Since I'd be a "New" patient I was told, "a 15 minute visit would not be long enough", forcing me to reschedule with a different doctor who can't see me until Jan 16th. 😞

    More than two weeks. I'm in intense pain and must wait more than two weeks to see someone. 🤬

  20. CW: Adult Late ND / AuDHD Diagnosis

    1/8 Today was my first meeting with a new psych from #HMO, whom I was referred to after my plea to mental healthcare mgmt. My hope was that this was going to be a discussion leading to formal #assessment, but this doesn’t seem to be the case so far.

    Within the first 20 minutes, I was told it’s common for parents to erroneously self-diagnose. He felt the same way after caring for his AuDHD child, he said.

  21. I have skin cancer, at least a doctor who looked at a picture was convinced enough to think I needed a referral.

    Not being able to get an appointment with my PCP until 7/11 (California says 10 business days), I attempted to use my insurance plan's self referral option. The dermatologist refused and point the finger at Blue Shield.

    Blue Shield was very helpful confirming that the dermatologist was in error but unable to convince them. They are now working to get me a PCP appointment.

  22. 1/2 Progress! Took me a while to build up the #spoons to chase down the #HMO for myself, rather than for my son. But I have an appt for 23rd and begin my journey! I guess doing fully #unfiltered and #unmasked with their manager and openly laying out all the crap that’s built up and ongoing left them without any retort as to why they thought, “they’ve survived this long, what good would this do?”

  23. Well yay me. I’ve finally built up the #spoons to seek help for myself with our #HMO, and placed a call to get back in touch after my last contact with them. It’s been months, since I had to focus my attention to getting my son’s stuff worked out. Waiting for callback.

    Interestingly, it unlocked my #blocks on making headway on some other things at home too. I’m trying not to go crazy and going into #overload.

  24. Son’s been getting easily #escalated at #school and problem #behaviors returning rapidly. Expecting another #rejection in form of #placement #referral. Got #meds appt with #hmo and hope to #moderate the escalations (#anxiety, #stress). I pray it’s enough, because even the happy and supposedly helpful #NPS has gone straight to #pathologizing behavior and not talking about causes. #actuallyautistic @actuallyautistic

    The earliest ones are 10AM. Must wait. They really should update their directories of accredited hospitals and doctors. 🙄
