okay, I will never be able to find this post again but months ago someone on here posted a listing for an actually relatively "affordable" condo downtown, and it was low key stressing me out because the apartment did not have enough room for both a bed and, like, a living-room area. Like maybe if you had a sofa bed. And what if you wanted bookshelves, or a desk?
The front door and sliding door were not lined up, so if you wanted to, say, wheel a bike through there, you'd have to manoeuvre around the furniture.
anyway a while ago I hit upon a solution: put the bed in the closet. Maybe take off the closet door and make it a little alcove. Only works for shorter people, I think.
So many condos here are built with as small of units as possible and not actually designed for people to live in, because they're marketed at "investors" who just want to rent it out to other people. Like we ain't talking cute tiny houses that make optimal use of space. It's just "what is the bare minimum we need". More than 13% of all homes sold in 2021 were sold to investors, according to the National Association of Realtors (NAR). First-time homebuyers are 30% of the market right now. In a healthy market, 40% of buyers are first-time homebuyers, NAR says.
" 'It's been very difficult for homebuyers to find affordable or #StarterHomes. And when they're buying lower cost homes, they're competing with #investors who are coming in with cash offers and that's difficult to compete with,' says Anne Ray, a researcher at the Shimberg Center for Housing Studies at the University of Florida.
"It’s a trend that accelerated during the pandemic, according to NAR.
" 'We have seen, during the pandemic especially, that investors, whether it's a mom-and-pop investor or an institutional investor, are coming into the marketplace for rental properties,' says Jessica Lautz, NAR’s vice president of demographics and behavioral insights. 'Investors are jumping into the market understanding there's demand for rental properties and this allows them to actually increase rents and to have this as an investment property that can be income generating.'
"And technology is making it easier for investors to buy affordable homes on a large scale.
" 'I think what's relatively new is these large investors picking up lots of properties and using a lot of automated tools and working at scale to acquire properties,' Ray says. 'That used to be harder to do.'

When I first moved to #PortlandME (back in the late 1990s), it was $750 a month for a three-bedroom apartment in a triple decker building which included a front room (parlor), living room (old dining room), a kitchen, a backroom (pantry), a porch, and basement storage! Now the same unit (assuming one can find one to rent, since many are now condos) would be $4,000 a month! No wonder just about everyone I know has moved away, and the couple friends who are left were able to buy years ago, but are getting priced out because of property taxes (one friend works 2 jobs just to cover their ass, and is thinking about selling).

Don't want all the rich folks who have moved into the city to see all the people that unaffordable housing has displaced!

"The city had activated its emergency warming center the night before due to the cold temperatures.
"A city spokesperson stated that the HSC had available beds that night and did not turn anyone away. Staff working the warming center at First Parish Church also did not turn anyone away, according to the executive director of Commonspace, the group that runs the center.
"However, Courtney Bass, an advocate for those experiencing homelessness, argued that a warming center should be open 24/7, not just during extreme weather conditions. 'The 15 degrees and/or 10 inches of snow is a huge problem,' Bass said.
"Currently, the city's emergency warming center only opens when temperatures drop to 15 degrees or below, or when snowfall exceeds 10 inches.
"Henry Myer, director of Preble Street's Elena's Way Shelter, acknowledged the challenges the unhoused face, emphasizing that funding is a major barrier to operating shelters and warming centers around the clock.

"A city spokesperson stated that the HSC had available beds that night and did not turn anyone away. Staff working the warming center at First Parish Church also did not turn anyone away, according to the executive director of Commonspace, the group that runs the center.
"However, Courtney Bass, an advocate for those experiencing homelessness, argued that a warming center should be open 24/7, not just during extreme weather conditions. 'The 15 degrees and/or 10 inches of snow is a huge problem,' Bass said.
"Currently, the city's emergency warming center only opens when temperatures drop to 15 degrees or below, or when snowfall exceeds 10 inches.
"Henry Myer, director of Preble Street's Elena's Way Shelter, acknowledged the challenges the unhoused face, emphasizing that funding is a major barrier to operating shelters and warming centers around the clock.
:"However, Myer pointed to another issue—the location of shelters. The HSC operates 24/7, but it is five miles from many key city resources and can be difficult for individuals to reach if they miss public transportation." [Exactly!!! And do they have bus money? Not to mention there's only one bus that runs out that way!!!]
