"SF home where landlord allegedly murdered his tenant rents for $6,300

This Outer Sunset rental listing has it all, with a price tag to match: three bedrooms, natural light, a garage, and a backyard for $6,300 a month.
The only problem? The landlord allegedly shot and killed the previous tenant.Philippe Chagniot, a 68-year-old retired dentist, allegedly murdered Eric Bigone, 58, on May 17 in front of the home at 2518 46th Ave.
Prosecutors say Chagniot — who has been charged with murder — lit a fire atop Bigone’s car; when Bigone went to investigate, Chagniot shot him twice from behind with a suppressed MAC-10 submachine gun. Chagniot remains in custody.
The home remains owned by the Chagniot 2007 Family Trust, whose beneficiaries include Phillipe and his wife, Barbara Chagniot.
Bigone’s son Dino alleges in a wrongful death lawsuit that Chagniot killed his father to clear the home for sale. A San Francisco judge has barred the sale while the case plays out. Still, that hasn’t stopped the family from attempting to rent it out."

FYI: if you need to know the combination to the Master Lock contractor key safe at my apartment complex, it's 0925. I know this not because I have any skill in picking these locks, but because I bothered to press the door latch to see the hidden key. The previous contractor failed to scramble the tumblers after they were done. So now I know my property manager's secret.

There's a retail rental property development industry in LA that I don't see much written about. Developers buy distressed single family homes and replace them on spec with small by-right multifamily units, which they then sell to landlords to exploit. You can spot these because they're for sale rather than for rent. They aren't built by landlords but to sell to landlords.
This isn't exactly gentrification and it's not exactly new. Working class residential areas of LA are filled with these two and three unit structures, some more than a century old. But it's not exactly business as usual either. It runs on the scraps thrown off by the large scale engines of gentrification as they pulverize whole superblocks.
These structures are replacing single family homes, some of which were already rentals but others were owner occupied. The new tenants probably won't be gentrifiers at this stage, but the rents will be higher, which increases property values, which makes better loans possible, which makes more direct gentrification pencil out better, which reinforces the gentrification cycle. The cycle is also reinforced by replacing owners with renters, who are much easier to exploit directly.
I don't have conclusions or solutions, just information. Both of these buildings are on 55th Street between Normandie and Budlong.
