Rockwell Raises Stake In Alabang With P6.2 Billion Deal

Rockwell Land Corporation – the developer of Rockwell Center in Makati – strengthened its ownership of Alabang Town Center (ATC) by sealing a P6.2 billion deal with the Madrigal family to acquire the remaining stake in the mall operator Alabang Commercial Corp. (ACC), according to a news report by the Manila Bulletin. The ATC will be redeveloped over a number of several years.

Lopez-led Rockwell Land Corp. expanded its ownership of Alabang Town Center (ATC) to near-total control after striking a ₱6.2 billion agreement with the Madrigal family to acquire an additional 22.96 percent stake in the property’s operating entity.

In a disclosure filed with the Philippine Stock Exchange on Thursday, July 30, the property developer said it executed share purchase agreements with the majority of the remaining shareholders of Alabang Commercial Corp. (ACC)

The transaction elevates Rockwell’s total equity interest in ACC from 76.3 percent to 99.26 percent, cementing its operational dominance over the 17.5-hectare prime estate in Alabang, Muntinlupa.

The move allows Rockwell to execute an ambitious and decade-long master plan designed to modernize the suburban retail and lifestyle landmark. Following the acquisition, the company confirmed that preliminary planning is already underway. To lead the redesign, Rockwell has engaged Uruguayan-Canadian architect Carlos Ott—renowned internationally for iconic modern landmarks—alongside local architect Jun Rodriguez of PRSP.

The immediate priorities over the next two years will center on foundational operational upgrades, specifically focusing on expanding parking capacity, optimizing traffic circulation, and recalibrating the commercial tenant mix to boost retail performance.

Over a five- to 10-year horizon, Rockwell’s broader vision aims to preserve the site’s original suburban character while modernizing the venue into a high-density, experiential lifestyle and retail hub.

This second map is of #Makati (one of the cities in Metro Manila) where the building footprints from Bing Maps ML (red) and OSM (blue) are directly shown on top of each other.

As you can see, the Bing buildings are easily seen to have low quality. Makati is the #Philippines’ financial capital and has tons of skyscrapers. It’s pretty obvious that the ML model is confused by the off-nadir buildings.

A short public announcement from yours truly, a concerned citizen. There's a foreigner who identified himself as #Thai, roaming around Washington Sycip Park & immediate area in #Makati #Philippines , asking for a fare to #Tagaytay .

He's suspicious because after I gently apologized that I can't help & I was about to suggest to go to the #Thailand embassy, he quickly left. I already reported it to the security in the area.

If there are foreigners stranded for whatever reason, direct them to their embassy or the local authorities. Don't give them money, & don't go with them if they keep on walking. Also look around you.

It's fine to assist foreigners, but don't forget your own safety & security. Not because we're in our own land does it mean we have the advantage.

According to the #PHIVOLCS FaultFinder app, we are only 5.2 km away (straight line) from the nearest West Valley Fault System.

I can easily run 5 km between 50 and 60 min (in 2020, I can do 5 for 35 to 40 min)). That's how close we are. (And it is my major reason why I avoid working in Taguig and Pasig, again.)

Not to mention, the type of soil underneath our cities, and liquefaction, also matter big time. (It affects the “intensity” of an earthquake, which is different from “magnitude”.)

We can't just leave. Where else should we go? Forget about the other natural disasters, earthquakes have recently occurred in places initially thought of should not have any; or at least have no recorded earthquake or oral history. It can happen anywhere.

Our best move is to be prepared.

New Year celebrations in the Philippines has gone a long way. Decades ago, almost every family have their own fireworks and firecrackers. It ranged from the biggest, loudest, longest, and most dangerous, to the smallest, quieter, and still dangerous. In addition, it can take an hour or two before it starts to get calmer (three hours in some areas).

For the past ten years, the Philippines implemented and enforced better fireworks quality control and banned the dangerous ones. There are still some that slips through the cracks. In addition, organised celebrations have become common.

This is the Gregorian New Year celebration of 2024 in our hometown. It's the quietest and shortest to date.
