  1. "How the leasehold revolution could transform neighbourly relations"

Interesting article on the changes to leasehold that are coming through. Definitely see some parallels with the #HousingCoop world, e.g.:

    > commonhold will require "a bit of a cultural change" and that people will need to view themselves as "stewards" of their building.

  2. @PKYo
That reminds me, I should be writing to various MPs about cottages like those sold off by the #Bridgewater #Canal #Company at #PrestonBrook.

The terrace, built in the late 1700s, was sold off one house at a time in the 1950s. They all had brick built privies clustered together in a #communal #yard. Because the remaining #tenants all needed access to the yard the canal company retained ownership and provided an annual licence to each purchaser permitting access to the communal area.

There's no #lease. No #contract on #fees to be charged. The canal company can, it seems, charge what they like both to issue a #licence to a new #buyer of a #cottage and any #annual renewal #fee.

We ought to be able to add some appropriate clauses onto any upcoming #legislation that gives owners of #leasehold #property the #righttobuy such communal ground.

The attached map from 1894 shows the terrace, their privies and how some don't even have space to hang out washing to dry. @ukwaterways

“Zack Polanski has landed himself in a Twitter spat with Labour’s David Pinto-Duschinsky, the MP for Hendon. The Green leader called out Labour’s pathetic flip-flopping on abolishing leaseholds”

  4. Will Labour succeed in ending leasehold?

Its been tired before and not actually happened, much to the frustration of leaseholders - so will the Govt. be able to end a system that echoes feudalism?

It may not be sufficient to end the housing crisis bit it *is* a necessary element in the reform of a dysfunctional housing market.

  5. "Calls are mounting to pass the secondary legislation needed to enforce the #Freehold Reform Act 2024, which would ban developers from selling new houses as leaseholds, make it cheaper to extend a lease and increase the standard lease length to 990 years. The new government is also planning further reform with the introduction of the #leasehold and #commonhold reform bill."

  6. More good (qualified) good news from the rush to either finish of legislation or abandon it ahead of the election:

The reform to leasehold passed the Lords, but (and this may end up being crucial to some leaseholders) the cap on ground rents did not survive the process.

So on one hand the future of leaseholds now looks to be one of decline, but in the interim there remains plenty of opportunity of freeholders to squeeze leasees for more money...

  7. Formerly, when housing stock was in the control of the local authority, you could make FoI requests for important documents regarding your home. However, that right didn't follow when our homes were transferred to RSLs. Please consider signing and sharing this petition to restore that right. petition.parliament.uk/petitio

  8. Any experts on #Leasehold situations that could share a bit of advice or point me in a direction to get advice for a significant major works cost that we can't afford, but also, definitely wouldn't have been as expensive if they had fixed the problems when we raised the issues in the first place.

  9. Transit-oriented development with 'hundreds' of new homes planned for Victoria’s Uptown area

British Columbia will retain ownership of the land, with housing developed at the sites to be done as leaseholds or rentals, although the exact mix of housing has yet to be decided

  10. 'Buying a flat ruined my life': Leaseholders plead for tougher legislation against home ownership 'scam'

    news.sky.com/story/buying-a-fl

"Why is it that when it benefits the freeholder, you're a leaseholder, but when it doesn't, you're a homeowner?"

"Leasehold needs abolishing, not updating. It's a relic of a feudal system," he added.

"With leasehold, you're not buying the flat. You're buying the right to live in the flat. It's a scam."

  11. So there's the #climatecrisis & #RishiSunak's scepticism about #netzero, there's questions about #leasehold in the #housingcrisis, there are questions about the absence of #JeremyHunt's plan to encourage #pensions funds to shift #investments into Govt. priority sectors.... but the big news from the King's Speech is that the #Tories will be bringing in legislation to regulate the unlicensed #London pedicabs (cycle rickshaws to you)... yup definitely a priority for us here in the #LuneValley!

  12. The UK leasehold system sounds like they tried to copy Home Owners Associations and make them worse... Of course as this article points out it pre-dates America by a long stretch.

But I wonder how many of the freehold buildings that will replace leasehold will have as many issues as American HOAs?
