We've rented under landlord-managers, and they should be outright banned. Nobody should be able to manage their own rental property. Ever.
And I'll die on that hill.
Every bad experience we have had has been with that particular brand of arsehole. Having a managing agent in the middle has always made things smoother. Not perfect, as many agents think they can run roughshod over tenants (and many tenants are mongrels), just smoother.
From personal experience, dealing with a landlord-manager is bad for the tenant's health, and if things get bad enough to involve the Tribunal, REALLY bad.

Gaffer tape, currently holding my bathroom door together, my hoover and my ceilings 😮🤣
There is definitely a leak in the roof my wall is wet (it’s been raining the last few days) and the tape won’t hold.

A roofer came about 4/5 months ago because it was worse when it rained. Nothing happened after that some of those patches just appeared. We’ve had some rain here.

I’m so fed up with the letting agents. There’s a new app we’ve been told to use to report maintenance etc. Everytime I use it, there’s nothing to show me that it’s been seen, just an acknowledgement that they have at least seen it would be good.
So I ring, they don’t answer, or if they do they take details then say the issue has been dealt with (on the app) but nothing has been done about the problems.
