Dorans on when neighborhoods will get a Trader Joe's: "First of all, shop union."
Talks about changing the system to allow more things in areas, without variances: grocery, day care. Next phase of Zone In will include commercial uses, says we don't need giant parking lots year-round for Black Friday sales. Building local commercial is a land-use question. #TransitColumbus #ZoneIn #Columbus -

@mobileharv Were CURA or any other OSU departments involved in the #ZoneIn zoning code update? I'm talking with someone not affiliated with OSU who resolutely maintains that OSU was cut out of the zoning code update planning process. I find that extremely hard to believe.

Interesting note in last night's hearing: https://youtu.be/WyjJW629mz0?t=2567
The City is proposing to review parking impacts for _all_ new developments, not just ones with variances. This will be set up in a new legislative proposal, advanced in parallel with the zoning code. Mitigations include things like mobility programs or parking management fees, for developments with a large parking impact.

I had a fruitful conversation with some other area commissioners earlier this week, about how the zoning code changes will reduce the number of projects that come before the area commission for review. They said it's not just about veto authority over development, it's also about facade appearance, and catching oversights in plans.
So now I'm thinking about how there could be a narrowly-scoped requirement for larger developments to solicit AC feedback.

I'm mildly tempted to, but really should not, try to design a floorplan for a 4br 2.5ba apartment block as a leg of a Point Access Block with cross-ventilation.
Instead I'll just add "legalize taller point access blocks" to the list of comments I'm going to send to Columbus' Zoning Code Update team.
