Prices peaked in 2007–08 (index ≈100–103), then fell after the crisis to a 2017 low of 58–61; existing homes were hit hardest. A strong recovery began after 2017 and sped up after 2020. By Q1 2026 all segments exceed pre-crisis peaks. Apartments rose 8.1% in 2025 (vs 9.1% in 2024). In Q1 2026 new apartments (≤5 years) rose 6.0% y/y and older ones 5.5%.
