  1. Book review: “Best Offer Wins” by Marisa Kashino

I very rarely read hot-off-the-press books, but this one caught my attention as it’s on the subject currently very relevant to me: the housing market, and the drive to finding that perfect piece of property. This is something that’s consumed the past 12 months of my personal life, and back when I first started house hunting, I had no idea how frustrating and nerve-wracking the whole process would be.

That’s precisely the predicament our protagonist finds herself in: Margo has a loving spouse and a satisfying career, but somehow finding and buying that perfect house keeps proving impossible. Cramped in a small apartment in Washington, D.C., she dreams of becoming the owner of her own suburban home, having a fresh start, and getting on with her life.

This turns into a real obsession once she comes across a house that she instantly recognises as a perfect piece of property. She sees it and simply knows it was meant for her. She is not going to let that particular opportunity pass her by! Right then and there she decides she will do anything it takes to win that bid — by somehow landing the house before it even hits the market.

What follows is a series of acts — partly comical, partly unhinged and utterly devious — that eventually spiral out of control. There’s trespassing, stalking, fraud, betrayal, and more… Actions done by herself and her husband that inevitably put a strain on their marriage, threatening to destroy the life they had both wanted to secure and improve.

Even if you can’t relate to the house-hunting theme of the book, “Best Offer Wins” is a solid page-turner that you won’t be able to put down until the very end. In terms of genre, it might be best described as a domestic thriller, peppered with dark humour and social commentary, mainly on the housing crisis and class anxiety.

Characters are believable, as is Margo’s desperation — both up to a point, and this is where I have a bit of a problem with the book. As entertaining as it was, I felt like the crescendo towards the end was too intense and rather hurried. The plot comes dangerously close to sliding into a farce, as Margo ends up committing acts that are pretty disproporationate to the situation at hand. (Granted, that might have been the author’s intention, but I personally saw it a structural flaw.)

Still, this is an entertaining piece of writing that may feel like a cosy domestic thriller at first, but it gradually develops into a genre-blending narrative with elements of dark comedy and satire. I would love to see it turned into a film.

    Four stars out of five.

  4. A quotation from Jean Kerr

In the beginning, we made the usual mistake of looking at houses we could afford. I am working on a proposition, hereafter to be known as Kerr’s law, which states in essence: All the houses you can afford to buy are depressing.

  6. Anybody can search homes online.

The value is knowing what the numbers on a screen do not tell you.

What is overpriced for the neighborhood.
    What may sit.
    What has strong resale appeal.
What could become a problem later.
What terms matter just as much as price.

That is the difference between browsing homes and making a smart move.

  13. Buyers Advice – Location Location Location

It’s the three words that home buyers constantly hear: “location, location, location”. That’s because location is a key reason why home buyers will purchase one dwelling over another, regardless of what the home offers. Why? Fixtures and fittings are changeable but location isn’t. Nearby amenities, particularly rapidly evolving ones, will also add to the property value. But exactly what makes a great location? One word: convenience. With busyness now the average way of life, time is more treasured than ever. So, search for a property within a 10-minute drive of a grocery store and other basic retail points such as a gas station, schools and medical facilities. Home buyers in urban areas may also be keen to live close to a larger shopping mall. Other things to consider: School proximity
    • Locations close to top-notch educational facilities are a driving force for home buyers, including those currently without children but planning to have them in the future. Even those planning never to have children should check this point as school proximity can add to home values.
    Transport convenience
    • Whether by road or public transport, this is another major location key, especially when it comes to an easy commute to employment, schools and everyday facilities. Also check on current and upcoming transport developments in the area.
    Entertainment
    • While not as crucial, entertainment and recreational facilities should not be forgotten when it comes to ideal locations. Think public parks, walking trails, sporting facilities, pools, bars, restaurants, cafés, museums, art galleries and everything in-between. Parents will particularly prefer an easy commute to local sports fields.
Do your research! The best way to check a property location is to drive or walk around the area at different times of the day and week. Inspect all facilities close to the home and talk to people including  local residents and store owners.

  20. Want To Know About Addison, Texas?

Addison, Texas, is a vibrant, upscale town located entirely within Dallas County, approximately 13 miles north of downtown Dallas. Incorporated in 1953 and named after Addison Robertson, an early settler and postmaster, the city encompasses just 4.4 square miles yet supports a dynamic economy and a population of approximately 17,000 residents (as of recent estimates). Widely recognized for its business-friendly environment, Addison boasts more than 180 restaurants and over 22 hotels within its compact boundaries, earning it the nickname “the town with 170 restaurants and no grocery store,” a testament to its extraordinary concentration of dining and entertainment options per capita. The city serves as a major corporate hub in the North Dallas corridor, hosting the headquarters or significant operations of companies such as Dresser, Mary Kay Cosmetics (regional offices), and Concentra, as well as numerous regional offices for national firms. Addison Airport, a busy general-aviation and corporate-jet facility, further enhances its appeal to business aviation and contributes substantially to local commerce. The town’s strategic location at the convergence of the Dallas North Tollway, Interstate 635, and the President George Bush Turnpike provides exceptional connectivity throughout the Dallas-Fort Worth Metroplex.Culturally and recreationally, Addison excels with attractions such as the acclaimed WaterTower Theatre, the Cavanaugh Flight Museum, and Addison Circle, a mixed-use development known for its European-inspired architecture and frequent community events. The annual Addison Kaboom Town! fireworks celebration consistently ranks among the nation’s top Independence Day displays, drawing upwards of 500,000 visitors. Vitruvian Park offers scenic trails, amphitheater concerts, and seasonal festivals, while more than 170 acres of parks and 20 miles of trails provide ample green space despite the town’s urban character. With a median household income well above state and national averages, low crime rates, and a highly regarded business climate, Addison maintains a distinctive identity as an affluent, pedestrian-friendly enclave that blends sophisticated dining, corporate convenience, and small-town charm within one of America’s largest metropolitan areas.

  21. Dallas Area Residential Sales Report – Town Homes – Addison, Texas

In October 2025, the town-home segment of Addison’s residential real estate market exhibited signs of measured competitiveness amid a broader regional tempering. Inventory held at a moderate level, with a meaningful percentage of active town-homes lingering on the market beyond a month, reflecting a slower pace than in previous months. New listings came in across a variety of price points, and while buyer interest remains steady, pricing discipline has become more important: sellers are increasingly aligning expectations with market realities, and many town-homes are closing at or slightly below list price.

Transaction volume in October was modest, with only a handful of closings, and the properties that did sell showed an average negotiation window rather than bidding wars. Notably, a newly built town-home in The Reserve closed quickly, suggesting that demand for inventory-fresh units persists, especially in developments with strong amenities or desirable layouts. Overall, the market sentiment points toward a balanced environment — favoring buyers who are selective and well-informed, but still offering value for sellers who price accurately and present their homes well.

Given the broader backdrop of elevated inventory across the DFW region and a cooling housing market, Addison’s town-home market in October can be characterized as stable and methodical, without the frenzied pace of prior years but maintaining enough activity to support both buyers and sellers.

  27. How Has The North Texas Residential Sales Market Proformed So Far This Year

How Has The North Texas Residential Sales Market Proformed So Far This Year

    https://wp.me/p6mb0T-eg8

The single-family home market in the North Texas (Dallas-Fort Worth) area has shifted noticeably this year, moving away from the frantic seller’s market that characterized recent years. Below is a professional summary of its performance to date:

    ### Market dynamics

    * Inventory has increased substantially—more homes are coming onto the market, and buyers are facing more choices.
    * Meanwhile, homes are lingering on the market for longer time frames, indicating that the pace of transactions has cooled.
    * As supply has climbed and demand moderated, the negotiating climate has shifted in favour of buyers in several sub-mar

    ### Pricing and sales trends

    * Average and median sale prices for single-family homes continue to be elevated compared to historical norms, but gains have become more muted. For example, in one county the average sales price rose only modestly year-over-year while days on market and months’ supply increased.
    * In some growth areas, home prices have actually declined year-over-year, offering a degree of relief to buyers.
    * Forecasts for the region suggest modest appreciation ahead rather than the double-digit increases of prior years.

    ### Market outlook

    * The region is gravitating toward a more balanced market—one where neither buyers nor sellers hold overwhelming negotiating leverage. This tends to promote more sustainable market conditions.
    * Key fundamentals remain supportive—population growth, job creation, in-migration continue to underpin housing demand in the long run.
    * That said, buyers are now able to act with greater patience, greater choice and fewer bidding-wars; sellers increasingly need to be more strategic with pricing, presentation and timing.

    ### Implications for stakeholders

    * **For buyers**: The current environment offers more opportunity to negotiate, to select from a wider set of listings, and to find homes that align with budget and timing.
    * **For sellers**: The era of listing a home and receiving multiple above-asking offers is waning; strategic pricing, condition, marketing and responsiveness are more important now.
    * **For investors**: While the growth potential remains positive, expect more moderate returns, and factor in slower turnover, slightly longer holding periods and potentially more selective acquisitions.

  29. Dallas Area Residential Sales Report – New Homes Little Elm, Texas

Dallas Area Residential Sales Report – New Homes Little Elm, Texas

In September 2025, the new-build single-family home segment in Little Elm, Texas reflected the broader cooling of the housing market while still benefiting from underlying demand and development momentum. Builders and developers continued to release inventory, but homes lingered longer on the market and price growth had flattened or declined modestly compared to the previous year. For example, overall home values in Little Elm declined by roughly five to six percent year-over-year, and days on market stretched out—indicating a shift from a frantic seller’s market to one where buyers have more breathing room. (New construction listings showed a median list price level that had softened and were staying active longer; one source noted average days on market around sixty-eight days for new construction homes.

Despite this softness, the market for new homes retained some strength thanks to continuing population growth, local economic activity, and attractive delivery timelines compared with resale homes. Builders were offering incentives, and some newer subdivisions remained active with small-lot and move-in ready homes, making them appealing to buyers moving into the area for schools or job accessibility. The overall tone was one of moderation: rather than rapid price expansion and bidding wars, buyers and sellers were negotiating more thoughtfully, with concessions more common and fewer offers over asking price.

In short, September’s condition saw new-build single-family homes in Little Elm entering a more balanced phase—no longer overwhelmingly favoring the seller, but still supported by solid fundamentals and suburban growth dynamics.

  31. Want To Know More About Denton, Texas?

Denton, Texas, established in 1857 as the seat of Denton County in north-central Texas, emerged from the Peters Colony land grant of 1841, which spurred Anglo settlement amid frontier ranching and subsistence farming on vast prairies once grazed by figures like John S. Chisum. Named for frontiersman John B. Denton, killed in a 1841 skirmish, the city grew modestly post-Civil War—readmitted to the Union in 1870 with just 361 residents—before rail connections in 1881 doubled its population to over 2,500 by 1890, fostering trade and agriculture. By the early 20th century, educational institutions defined its identity: the University of North Texas (1890), Texas Woman’s University (1901), and North Central Texas College (1924), transforming Denton into a vibrant college town 35 miles northwest of Dallas-Fort Worth, with over 50,000 students enriching its cultural scene through music festivals, the annual North Texas State Fair and Rodeo since 1928, and the longest-running documentary film festival in Texas. Today, as of October 2025, Denton’s population exceeds 150,000, bolstered by suburban expansion in the DFW metroplex; its economy thrives on education, manufacturing (home to Peterbilt Motors and Jostens), and emerging tech, including a new 200,000-square-foot STULZ Air Technology plant opening late this year to add 200 jobs. The revitalized downtown square, anchored by the historic 1896 courthouse-museum, blends preserved Victorian architecture with eclectic shops, restaurants, and events like the Holiday Lighting Festival, while regional coordination via the North Central Texas Council of Governments addresses growth challenges; politically, the once solidly Republican city has trended more competitive with demographic diversification.

  32. Dallas Area Residential Sales Report – Denton, Texas

The single-family housing market in Denton, TX, as we navigate September 2025, is in a fascinating period of adjustment, moving from what was once an aggressively competitive environment to a much more measured and balanced one. This shift is a direct result of several economic factors working in concert.

For potential homeowners, the key takeaway is the increase in available inventory. This means the field of choice is significantly wider, reducing the urgency that fueled rapid, all-cash offers in the past. Concurrently, the time homes are spending on the market has notably extended. This longer sales cycle benefits buyers by allowing them the necessary time for thorough due diligence, inspections, and thoughtful financial planning, rather than making pressurized decisions.

Furthermore, price adjustments are becoming a common feature of the market. While home values have shown some year-over-year softening, this stabilization is a healthy market correction that makes homeownership more accessible. The negotiation playing field has leveled, meaning buyers are gaining leverage and sellers are demonstrating greater willingness to work on price and offer concessions to finalize a sale.

The positive news for sellers is that Denton continues to be a highly desirable location, evidenced by a noticeable increase in the overall number of closed sales compared to last year. Even with market adjustments, this sustained transaction volume highlights strong, underlying demand. Sellers who partner with an informed agent and price their homes strategically are successfully attracting buyers and achieving their desired outcome. This is a robust market that is simply returning to a more sustainable, rational pace.

  33. Dallas Area Residential Sales Report – Condos Highland Park I. S. D.

The condominium sales market within the Highland Park ISD area remains exceptionally robust and highly desirable as of September 2025. This segment continues to demonstrate strong resilience, primarily driven by the scarcity premium associated with its unparalleled location and the distinguished appeal of the school district. While the ultra-luxury single-family market commands the highest prices, condos and smaller multi-family units in this area represent a critical entry point for sophisticated buyers seeking the Highland Park prestige and lifestyle.

Current conditions are highly favorable for sellers. The inventory of high-quality condominiums remains constrained, creating sustained competitive pressure among affluent buyers. Properties that are strategically priced and expertly presented are experiencing swift absorption, often closing very near their original asking price, and in many instances, receiving competitive offers. The market momentum is further supported by the influx of high-net-worth individuals relocating to the Dallas-Fort Worth region due to corporate migration and Texas’s advantageous tax environment, securing a strong buyer pool. For sellers, this is an excellent time to capitalize on the enduring, high-demand nature of one of the nation’s most prestigious real estate markets.

  35. Want To Know More About Addison, Texas?

Addison, Texas, traces its origins to the mid-19th century as part of Peters Colony, with early settlement occurring as far back as 1846 when Preston Witt established a homestead along White Rock Creek and erected an ox-powered gristmill by 1849. The area remained largely rural until the late 1880s, when settlers Sidney Smith Noell, W.W. Julian, and W.E. Horten donated land to the St. Louis, Arkansas and Texas Railway, fostering a coaling station known as Noell Junction; a post office opened in 1904, but to avoid duplication with an existing community in Leon County, it was renamed Addison after local resident and postmaster Addison Robertson, who served until 1916. Incorporated as a city in 1953 amid post-World War II suburban expansion from Dallas, the municipality—renamed a town in 1982—evolved rapidly into a commercial powerhouse, leveraging its strategic location thirteen miles north of downtown Dallas along Belt Line Road, the Dallas North Tollway, and rail lines to attract over 200 restaurants, corporate headquarters, and entertainment venues, while maintaining a population that reached 16,661 by the 2020 census.

Today, Addison thrives as a dynamic North Texas hub renowned for its culinary scene, signature festivals like the award-winning Kaboom Town! fireworks extravaganza—which marked its 40th anniversary in July 2025—and cultural offerings including Oktoberfest and Taste Addison. Recent developments underscore its forward momentum: the City Council approved the fiscal year budget in September 2025 and advanced a major transit-oriented project, while construction on a new North Texas Emergency Communication Center facility commenced this month to enhance public safety services by 2028. The Addison Performing Arts Centre welcomed Pegasus Theatre in October 2025 for expanded productions, and economic incentives continue to bolster growth in sectors like healthcare data optimization through firms such as HealthMark Group. With ongoing events at Vitruvian Park and Addison Circle Park through late October, alongside a new rental property inspection program effective earlier this year, the town exemplifies balanced urban vitality and community resilience.

Addison, Texas, is a vibrant incorporated town nestled in northern Dallas County, just 13 miles north of downtown Dallas within the bustling Dallas-Fort Worth metroplex, spanning a compact 4.4 square miles with a population of approximately 16,661 as of the 2020 census and an estimated 17,100 by 2023. Known for its economic dynamism and as a hub for business and leisure, Addison boasts over 200 restaurants—more per capita than any other U.S. city—along with 22 hotels offering more than 3,000 rooms, nearly two million square feet of office space, and major corporate headquarters like Mary Kay Cosmetics, Wingstop, and Dresser, drawing a daytime population exceeding 120,000. The town’s diverse demographics reflect its growth, with a mix of about 48% White, 16% Black or African American, 8% Asian, and 23% Hispanic or Latino residents, all amid a landscape of parks, the Addison Airport, and events like the explosive Kaboom Town! fireworks show. Historically, Addison’s story begins in the 1840s as part of Peter’s Colony, when early settlers like Preston Witt arrived in 1846, building a home near White Rock Creek and opening an ox-powered gristmill in 1849 that became a vital community anchor. By 1880, Sidney Smith Noell acquired significant land south of present-day Belt Line Road, and in 1888, he joined W.W. Julian and W.E. Horten in donating right-of-way to the St. Louis, Arkansas and Texas Railway—later the Cotton Belt—for a coaling station, spurring the area’s first rail connections. A cotton gin established in 1902 marked the debut of substantial industry, followed in 1903 by a depot and branch line to Dallas, dubbing the site Noell Junction; a post office opened in 1904 but was renamed Addison in 1908 to avoid conflict with another Texas community, honoring postmaster Addison Robertson who served until 1916. Julian platted the original six city blocks that year, fostering modest growth to 75 residents by 1914 with grocers and a short-lived bank, though the population dipped to 40 by 1926 amid economic challenges. Post-World War II annexation threats from neighboring Dallas, Carrollton, and Farmers Branch prompted incorporation on June 15, 1953, via a narrow 19-11 vote, electing M.H. “Harry” McKool as the first mayor and setting the stage for expansion. In 1956, W.T. Overton announced Addison Airport, which broke ground in 1957 and opened for business aviation, while a 1961 industrial park developed by Overton, John D. Murchison, and Trammell Crow fueled further progress; by 1970, the population hit 595 with 80 businesses. The 1976 approval of alcohol sales, coupled with low taxes, ignited a boom in restaurants and hotels during the late 1970s and early 1980s, swelling the populace beyond 8,000 by 1991 alongside 118 eateries, and in 1982, the city rebranded as the Town of Addison. Milestones like hosting the Dallas Grand Prix from 1989 to 1991 and completing the innovative Addison Airport Toll Tunnel in 1999 underscored its evolution from rural outpost to a premier North Texas destination blending history, commerce, and culinary allure.

  36. Dallas Area Residential Sales Report – Addison, Texas

The single-family sales market in Addison, TX, in September 2025 has clearly transitioned into a more normalized, highly sophisticated environment. While there are indicators of price moderation across the broader metroplex, Addison’s unique positioning continues to draw interest, which is a significant advantage for sellers.

The average time a single-family home spends on the market has increased, signaling that while buyers are taking a more deliberate approach, patient sellers who have positioned their property correctly are achieving successful transactions. This longer market period should be viewed not as a negative, but as the time required for the discerning buyer to recognize the premium value inherent in an Addison address.

With a good volume of homes still trading hands and a continued, albeit moderated, negotiation between listing and final sale price, sellers who partner with an experienced agent and focus on impeccable staging and competitive initial pricing are securing excellent results. Addison’s strong economic base, high quality of life, and strategic location ensure sustained demand, reinforcing the long-term desirability and investment security of its residential properties. The market remains active, rewarding preparation and professionalism.

  39. Buyers Advice – First Time Buyers

    Advantages

Buying your first home is a major decision; being a homeowner comes with many advantages. A mortgage payment combined with property taxes and insurance is often the same or only slightly more than monthly rent. And, you will be building equity with each payment. Additionally, your payments will be offset by tax savings from mortgage interest deductions, which constitute most of the payment in the early years of a mortgage.

    Challenges

One of the biggest hurdles in the first-time buyer’s purchase is producing cash for the down payment and buyer’s closing costs. But even this obstacle is not insurmountable. If you are a veteran, you may be able to obtain 100 percent financing through a VA loan and many lenders offer 95 percent financing. If your income enables you to qualify for the necessary mortgage loan, you may be able to negotiate a contract in which the seller pays your purchase closing costs and adjusts the price upward so that you, in effect, finance your closing costs. But the loan appraisal will still need to support this higher value in order for the loan to close.

A good place to start the entire process is to visit a Prosperity Home Mortgage loan officer to “pre-qualify” and establish your maximum loan amount. (An agent can help you determine your affordability level, too, if you don’t mind sharing income and debt information). This loan maximum, coupled with your available cash, will determine the price range in which you should look. You may begin shopping by researching community features you want and need, remembering that “location-location-location” is as important as the home itself.

When shopping for a mortgage, look at the overall cost, not just the interest rate. Generally speaking, the higher the rate, the lower the number of points charged. Make sure you understand any hidden costs or special early payment penalties, which could create problems for you. Look at different mortgage products, such as shorter-term fixed-rate loans or adjustable-rate loans, but be sure you understand what your “worst-case scenario” is if interest rates rise.

    Working with an Agent

Buying a home is usually an emotional decision, and you need the counsel of a reputable, knowledgeable real estate professional who will help you buy wisely. As a first-time buyer, professional real estate assistance is crucial. You should insist that the agent work with you as a “buyer’s agent” to be your advocate in the transaction. See the suggestions for selecting a qualified agent; you do not have to be moving from one city to another to take advantage of these suggestions.

A good agent will help you evaluate the pros and cons of purchasing a single-family home, condominium, or townhouse, and what the various types of ownership mean to you. Should you buy a resale home or new construction, and what kinds of inspections or warranties should you seek in each situation? When making an offer, how much below listing price should you offer, and how does the price compare to similar homes on the market? Are you negotiating terms and other costs (home warranty, for example) as well as price? What do you do if inspections uncover needed repairs? Are there any factors related to the house or neighborhood, which could create resale problems? What closing costs are considered typical?

Once you have settled on a community and seen several homes, the next step is to make an offer on a home you like. If you and the seller, with the negotiating help of your agent, come to terms and you execute a sales contract, you will then finalize your mortgage. The mortgage company will require a home inspection and a title search. You may have to coordinate your closing date based on when the seller can purchase another home and vacate.

I have a fair few trimmings to get rid of, which have been dumped on a nearby causeway I created on neighbouring land a few years ago that needs building up a bit after a very wet 2024. I still have to finish stripping the oak branches so they can be added to the #causeway too. Hopefully, I'll finish clearing the trimmings tomorrow when the main paths are due for another #mowing. Does this count as #composting the #trimmings.

If all this seems a little mad it's because I may not have to do it for much longer. We agreed the sale of the house a few weeks ago. That's the main reason I've been quiet. Too busy #househunting.

  43. I really dislike the stark minimalist exteriors of so many new-build houses in Japan. I don't expect something that looks like it was uprooted from the French countryside (though that would own, actually), just something with a little more character than a plain black or white box with a scattering of tiny unornamented windows.

I think they were building some cute exteriors in the '90s but of course those houses need everything renovated by now.
