🏢 Their Real Estate & Facilities Management dept. "routinely instructed appraisers to value city land based on the previous zoning and to ignore the new rezoning" and “may have understated value by 20-40%” for min. 3 properties.
🤑 "Basing sale prices on previous zoning means that the purchaser-developer -- not the city -- collects the value of the land lift, which is often many millions of dollars."

Michael Geller, former architect and one-time manager of social housing at GMHC, believes subsidized housing is important, but:
"Allowing 15- to 20-storey [supportive housing] buildings [with 150-plus units] along so many local neighbourhood streets throughout the city is most inappropriate. Indeed, it is bordering on the absurd from an urban design and planning perspective.”
