I have a new piece out Shelterforce, where I spoke with tenant organizers in a number of places around the country, on strategies being utilized to pressure corporate landlords while policy pushes drag or hit obstacles.

We are starting to receive yet another wave of rent increases that for many of us spells further poverty, burnout, or eviction. We will not pay for the riches of landlords. "Abolish Rent: How Tenants Can End the Housing Crisis" is a deeply reported account of the resurgent tenant movement centering poor and working-class people who are fighting back, staying put, and remaking the city in the process. The authors take us to trilingual strategy meetings, raucous marches against gentrification, and daring eviction defenses where immigrants put their lives on the line.

Our union is organizing a neighbourhood discussion in #Hochelaga on this year's #RentIncrease. The discussion will be in French, but we have a similar workshop in English coming up soon, organized by our Centre-Sud / Village tenant council (stay tuned).
The workshop in Hochelaga will be this Saturday, 12pm, at 1800 Letourneux. Childcare and food will be provided. All are welcome!
In this public meeting, we will be discussing how to start organizing with your neighbours, how to refuse increases together, and how to win negotiations with your landlord by applying pressure through collective actions for reductions in our rent increases.

Yesterday, members of the LA Tenants Union, "protested outside the house of Danny Levin, COO of TDI Properties, which has ignored tenants' demands for repairs to be made.
TDI Properties is refusing to do pest control, repair broken windows, or replace cabinets chewed by mice.
This "intentional neglect" is a tactic landlords use to pressure rent-stabilized tenants out so that they can re-rent at market rate." -

"33 King was an inexpensive, aging highrise, but it was a bastion of affordability in a city that seemed to grow more expensive every year. In 2010, the couple moved into a two-bedroom apartment on the top floor that rented for less than $1,000. Two years later they had their first child, Xavier. [Their rent initially was $700 a month. It has more than doubled!]
"Then, in 2013, the landlord, a company called Realstar, informed Henry that her rent was going up that year by 5.5 per cent. She was confused. 33 King was rent-controlled—increases were capped in 2013 at 2.5 per cent. But there was a loophole: in Ontario, landlords can apply for what’s called an above guideline increase, or #AGI, to make major repairs. Realstar fixed the roof and elevators that year, so Henry thought it might be a one-off. When it happened again the next year, with an increase of 3.8 per cent, well above that year’s 0.8 per cent guideline, she and her neighbours were incensed. They’d long talked about deteriorating conditions in the building and regular maintenance that seemed to go undone. Some felt the AGIs were simply a way for #Realstar to boost the value of its asset by squeezing extra money out of its tenants.
"In 2017, Henry started working on the assembly line at a Chrysler plant in nearby Brampton, and became a member of Unifor. It was the first time she’d joined a union, and it was exciting to be part of a group of people banding together to fight for their rights. Energized by that experience, in 2018, she helped form a tenants’ association at 33 King to fight future AGIs. Still, they kept coming—in 2018, 2019 and 2021.
That year, a company called #DreamUnlimited, a #realestate giant with $23 billion worth of assets, bought 33 King. Because the 2019 and 2021 AGIs were still pending approval by Ontario’s Landlord and Tenant Board, or LTB, Dream inherited the applications. Henry and other tenants wasted no time making their feelings about them known to the new owners. Working with the York South-Weston #TenantUnion, or YSWTU—an umbrella organization for 13 tenants’ associations in the area—they staged protests, called Dream’s president, Michael Cooper, and went to the media in a bid to have the AGIs cancelled.
"The movement hasn’t come without consequences. Dream has initiated eviction proceedings for more than 70 tenants at 33 King, and Starlight has started them for 75 in Thorncliffe Park. More are likely to come, but the strikers have remained resolute, the fear of losing their homes outweighed by the impossibility of continuing the status quo.
"Their fights are just beginning. Tenant #activism is flaring across the country as renters face skyrocketing rents and deteriorating living conditions in the most brutal #housing market in memory. Whatever their outcome, the Toronto rent strikes are the latest, loudest volley in a brewing class war."

"A protest against the Berkeley Property Owners Association’s celebration of the end of the city’s pandemic eviction moratorium on Tuesday night ended in fistfights and shoving matches, according to witnesses.
Nearly 100 protesters from the Berkeley Tenants Union and the Tenants and Neighborhood Councils assembled outside of the ironically named Freehouse Pub around 5 p.m. where around 40 landlords were gathering to fête the end of a policy that banned them from evicting tenants who couldn’t pay rent. As landlords entered the mixer, picketers chanted “See our might, see our power, landlords get no happy hour” and displayed signs reading “No peace for evictors.”'

After beating a court injunction, our union is calling for renewed solidarity in organizing against the Cucurull family, a group of major local landlords. Our tenants' union initially called for support after a delivery of a petition to the offices of the Cucurulls turned sour. The Cucurulls have spent tens of thousands of dollars to secure injunctions stopping our union from publically releasing information on their actions. All public information on the company was ordered to be taken down, picket lines could not move forward, and our legal fundraiser was taken off of public pages.
A recent victory over parts of the injunction allows union members to once again speak publicly about the company. Not only have the Cucurulls still not provided an action plan for tenants' demands listed in their petition, but a $380,000 lawsuit targetting the union has been initiated by the real estate family. Tenants request compensation for the Cucurulls' actions during the petition delivery at their office, and an action plan for repairs, respect, and smaller rent increases.
The Cucurulls run as many as 29 buildings and up to 446 units. The real estate family has been involved in hundreds of cases in the housing tribunal in the past two decades. In 2019, their offices were subject to an occupation by tenants condemning long-time residents being evicted so the companies could raise rents. The family attempted to use injunction proceedings to secure the de facto eviction of one tenant who participated in the recent petition delivery, but failed.
This legal and solidarity fund has been set up to assist tenants in the union facing court proceedings initiated by the Cucurulls.

Après une victoire contre une injonction, notre syndicat a lancé un nouvel appel de solidarité entre locataires contre la famille Cucurull, un groupe de propriétaires à Montréal. Notre syndicat de locataires avait initialement fait appel à la communauté après que la livraison d'une pétition ait mal tourné. Les Cucurulls ont dépensé des dizaines de milliers de dollars pour nous empêchant de partager publiquement des informations sur leurs actions. Toute information publique au sujet de la compagnie a due être enlevée des réseaux sociaux, le piquetage ne pouvaient plus avoir lieu, et notre campagne de financement pour notre défense légale a due être enlevée de nos médias sociaux.
Une victoire récente partielle en réponse à l'injonction nous permet à nouveau de parler publiquement de la compagnie. Non seulement les Cucurulls n'ont toujours pas établi un plan d'action pour répondre aux demandes des locataires listées dans leur pétition, mais une poursuite de 380,000$ cible le syndicat. Les locataires demandent une compensation pour les actions des Cucurulls lors de la livraison de la pétition à leurs bureaux, ainsi qu'un plan d'action pour les réparations, du respect, et de plus petites augmentations de loyer.
