  3. I just laugh at myself, thinking this would be a two-week job. It turned into most of a month. But, as is often the case with remodels, once we got started it became very clear that the easiest thing to do is rip the entire thing out to the studs and redo everything.

Luckily, my contractor friend will let me pay him after my work season is over in July, otherwise I never could've afforded this. Glad I did it! The rat nest under the bathtub and in the wall was so out of control. In the process, we also entirely redid all the plumbing under the whole house, and fixed a bunch of sketchy wiring, so the benefits go way beyond the bathroom.

  5. #RatShitRemodel concludes (for now).

My contractor friend has to leave, and I'm getting ready to snowbird my way back north pretty soon, but we have the bathroom at a stage where it can quickly be completed when I get back.

The shower pan is in, the plumbing is all done, the wiring has all been upgraded, the sheet rock and insulation are done. (I finished that today.) There's no window because we just ran the sheetrock straight over the old one for now. Once the new one arrives, we will reframe the rough opening cut the sheetrock back around it.

The faucet and the handles on the vanity are not installed yet, obviously, but they're a nice looking, classy design in flat black. The shower will have a sliding glass door and we put in a lot of blocking for things like towel racks, grab bars and shelving.

It is purple, because that's the color of moisture resistant sheet rock. Depending on the brand, it also comes in green or blue.

  7. Man, having a roll-off dumpster on the driveway releases the “clear ALL the crap” pheromones or something.

Remodel project spurs a garage clean up, crawl-space review, random bits-and-pieces-in-the attic clearance.

    Making significant headway.

  9. The #RatShitRemodel is proceeding apace. I did the last of the demolition today while Michael got all the plumbing hooked up (pics TK tomorrow, not yet in this photo). I found a remnant of the original knob-and-tube wiring from the 1940s when I tore open the wall. I'm leaving a little chunk in there.

Photo shows the open floor joists after we sistered new ones onto the old ones and soaked the old ones in linseed oil (why they're so dark) just to make them last a little longer, but even the ones that have been subjected to plumbing leaks had considerable integrity. I wouldn't normally have bothered to do this, but I had some old linseed oil I wanted to get rid of and this seemed like a good use for it.

  13. CW: Piles of disgusting pack rat shit.

Bathroom remodel and pack rat eviction day.

There's been a pack rat under the bathtub and in the wall between the bathroom and my bedroom for years. It got in through the bathtub drain penetration that was never sealed up when they remodeled the place in the '90s.

It finally got too smelly to the point where even though this is not how I want to spend my time, energy and money at the moment, I couldn't ignore it anymore.

First picture is my contractor friend prying the old tub up. Second picture shows the mass of pack rat poop, cactus thorns and nest material that had accumulated under there. The red things are from a bush I have outside called Sophora davidii. It has gorgeous cobalt flowers and beige pods full of bright red seeds. They are not edible, but I think the pack rat just thinks they're pretty.

  15. From 50 years of no access occupancy to clean and modern, this is an example of what my crew and myself can flip.

  16. I snuck out to the kitchen while the crew was on their lunch break. The progress is surprising to say the least.

The plumber is here, though we weren’t expecting him until next week. Something was leaking so he had to come early. There is also an issue with a pipe sticking out of a wall that needs to be moved into the wall so whatever needs to go in front of it will fit. There is a hole in the ceiling that we’re not sure what will happen to. We had a visit from the tile guy. He’s coming back on Sunday to do the back splash and (I think) touch up some paint.

I am really surprised at how fast this is progressing. It’s amazing.

  18. Today's research project: Toilets. Doing home remodel that includes replacing 20YO one. SO MANY options. Reading reviews, checking Consumer Reports which annoyingly doesn't let me plug in all my preferred specs, only some. If you have a water-conserving and/or dual-flush comfort height soft-close seat you love, shout it out. 2x the love for wrapped or skirted base--easier to clean. Also, square-front toilet seats--why??

  23. So it’s time to replace our kitchen cabinets. They’re probably close to 50 years old and the particle board is simply falling apart. Our house is small (around 1000 square feet), so our kitchen is as well.

Suggestions or resources on where to get started? Web searching seems to find mainly:

    • Ads
    • Articles about whether to replace them
    • Articles about how to do it yourself (we don’t have the skills, tools, or inclination)

(Specific recommendations for Portland, OR would be particularly useful.)

Two other things I noticed in this web search:

    • Many of the pages seem like they were written by either ChatGPT or a first-year college student trying to pad 2 pages of ideas into a 20-page paper.

    • What’s with all the open shelving? Who are these people who (a) are magically immune to dust and (b) have so much space they can spend four feet of shelving on one knickknack they got on their weekend trip to Provence?
