City/county/state #statues to give tax breaks for #creditunions that provide #capital for #housingcoops to get started, #realtors to sell to cooperatives, support for super #local #coop #nonprofits. The #WWII #SFBA shipyards were fully unionized. #Marinship, in #Sausalito, began with Black workers in auxiliary locals with lower wages than the white workers in the boilermakers unions. However, “In 1944 in the case of James v. Marinship the California Supreme Court held that African Americans could not be excluded from jobs based on their race, even if the employer took no discriminatory actions. … Thurgood Marshall successfully argued the case, winning a ruling that the union be required to offer equal membership to African Americans.” #MarinCity was built nearby as the first federally funded integrated public housing. Sadly, even though there was no official redlining in #MarinCounty, the local #Realtors and #bankers refused to issue mortgages or sell homes to #AfricanAmericans. In addition, when the shipyards closed and the soldiers came home, Black workers lost their jobs and were not allowed to get private union jobs.

Any #realtors on this site? Or anyone with any insight as to where the housing market may be headed in the next 10 years? Wife and I are trying to decide whether to use a home equity loan to add solar panels, but only if it looks like we're going to be at our present house for a good long while. We really want to move to a better area but the combination of high housing prices and insane mortgage rates has put the kibosh on that for the time being.

The worst part of buying and selling a house is the exorbitant fees realtors charge. All most of them do is have a photographer take photos, maybe arrange overpriced staging, post the listing on MLS and then wait for calls or emails to see it. You sell a $400k house and they take $24k, even the cheap services like Redfin take $16K for what, maybe 40 hours work between them.
So hardly surprising to see this class action lawsuit against them.

After we had an offer accepted on a home in Burbank, our inspector found that the sellers had nailed a gutter directly into the recently converted garage, meaning that if it rained, it would leak directly into the walls.
It never rains in Los Angeles, our realtor quickly interjects. I say that I don't care and that a sprinkler could shoot upward.
