  1. A lot has been written about the environmental cost of the AI-driven data centre boom. That includes the massive environmental cost in terms of water, carbon pollution, and energy use.

    But a hidden cost is land.

    In the middle of a housing crisis, data centres are using a lot of land that could be used for housing.

    The latest example is in Geelong, where data centre operator NextDC just land-banked 169 hectares of land thst had been zoned for residential housing.

    For folks reading this outside of Australia: Geelong is the second biggest city in the state of Victoria, after Melbourne.

    The city's population is booming, with its metro area growing from 180,000 people in 2010 to 280,000 in 2020.

    That's a rate of 100,000 people in just 10 years.

    "Australian data centre giant NextDC has bought $165 million worth of land earmarked for thousands of new homes on the outskirts of Geelong, in a move likely to intensify debate over the rapid expansion of such centres around Victoria.

    "Property settlement documents seen by The Age reveal a new subsidiary of ASX-listed NextDC finalised the purchase of 169 hectares in Lovely Banks, about 13 kilometres north-west of the Geelong CBD, this month.
