  3. 8. We had a line about support for single stair building code reform which was not acted on in the legislature, but two related submissions are being considered in the 2027 Virginia building code update. I expect four stories to pass and five and six have a chance. #SingleStair #MissingMiddle #housing

  4. @dtkmelissa If you can add hashtags to your posts here, they’ll reach more people. I’d like to see that 😀❤️

  5. The single staircase restriction or the double hung hallway requirement is one of those interesting "one little thing" rules. The type of thing where one little tweak to some well established but simplistic and outdated rules can have ripple effects.

#missingMiddle housing in the US is a multifaceted problem of course, but at least some progress is being made to address it.

  6. "Our code today treats a four-plex the same as a 200-unit apartment building. That doesn’t make sense. It drives up construction costs and discourages the kinds of housing we say we want in Dallas" #Dallas #BuildingCode #housing #MissingMiddle #shortage dallasobserver.com/news/dallas

  7. smartcitiesdive.com/news/charl “The city’s updated zoning eliminates single-family zoning and parking space requirements at new developments, moves intended to address the city’s housing affordability crisis.” #cville #housing #litigation #zoning #shortage #ParkingReform #MissingMiddle

  8. KELLY: What do you see as the biggest national security threat facing our country today?

SLOTKIN: I really believe that the existential threat to the country is not coming from abroad. It's the shrinking middle-class at home and what that does to our stability here.

  9. I have submitted a revised building code proposal to permit more affordable missing middle housing in Virginia up to four stories where permitted. Thanks to the many people across the continent who offered constructive feedback on how to build on the national draft to improve safety and clarity without sacrificing quality and affordability. #Virginia #BuildingCode #SingleStair #housing #design #MissingMiddle

  10. “researchers say lot size mandates are unusually large even along the Front Range…While property owners have the right to build a detached single-family home almost anywhere, duplexes are only allowed by right on 33% of residential land…In the vast majority of Colorado — 68% of all residentially zoned land — multifamily projects are completely prohibited.” coloradosun.com/2025/07/01/nat via @coloradosun re: #missingmiddle #NationalZoningAtlas et al.

  11. I was unable to attend the first subcommittee meeting to discuss permitting smaller, more affordable, and safer #MissingMiddle residential buildings in Virginia due to vacation plans but I am told it went well and the fire safety experts had some constructive feedback on how to do it. I think we will get this right for the 2027 statewide building code. #Virginia #housing #BuildingCode #SingleStair

  12. planetizen.com/news/2025/06/13 “The ordinance approved by the City Council on Thursday permits buildings of up to three stories and up to eight units on a typical 5,000 square foot lot. The ordinance applies citywide, with the exception of the city’s hilly neighborhoods, where denser development could increase fire risk.” #Berkeley #zoning #housing #MissingMiddle

  13. @mikepmoffatt excellent points! Lets get our federal and provincial governments acting on these solutions … now!! #missingmiddle #housingcrisis #canada

  14. cbc.ca/news/canada/british-col “In [these] low- and mid-rise buildings, it isn't a choice between oversized, overbuilt American elevators versus smaller, cost-effective ones," Phelps Bondaroff said. "It's a choice between European elevators or no elevator at all." #accessibility #housing #MissingMiddle #BuildingCode #elevator #ElevatorReform

  15. web.archive.org/web/2025060401 “As cities grappling with housing shortages mull building code changes to allow for single-stairwell apartments, for example, the office could provide a high-level subject matter expert on fire safety issues.” #housing #BuildingCode #MissingMiddle #FireSafety #WildFire

  16. Working on a building code proposal change to permit more affordable elevators in Virginia for #MissingMiddle residential up to six stories tall. Any recent examples of smaller apartment buildings in the state that went without an elevator or failed to pencil due to elevator costs? I have examples from elsewhere but local examples are more interesting. #design #BuildingCode #housing #accessibility

  17. @urbanistorg “The commission also endorsed allowing the full slate of modest development types — cottage housing, courtyard apartments, duplexes, triplexes, fourplexes, fiveplexes, sixplexes, townhouses, and stacked flats — citywide, rather than just six of those as required by state law.” #MissingMiddle #zoning #housing #Washington

  18. bsky.app/profile/ncoxbarrett.b #Dallas is permitting some #MissingMiddle homes to trade costly but important sprinklers for other less expensive fire safety tools. Difficult area for regulatory reform given rising #housing costs and #wildfire risk. #BuildingCode #FireSafety

  19. The high cost of sprinklers came up again tonight, as it often does. Reportedly a small bed and breakfast did not want to expand despite high demand because the high cost of sprinklers would make it uneconomical, at least for the near future. I asked staff to look at whether a cost share program would make sense, where the City would pay for half of new sprinkler installs. #FireSafety #MissingMiddle
